Every clean follows the same order

We start with the beds, since laundry's the longest job in the house. Sheets and towels come off first. The first load goes in before anything else gets touched. While it runs, the trash goes out and the fridge gets emptied of whatever the guests left behind. Half a carton of milk in a closed-up kitchen smells by the next afternoon, so that step never waits.

Next is the kitchen, starting with the dishes guests put away still dirty. We look through the cabinets for those and run a fresh load. Then the stovetop and the inside of the microwave get cleaned, because a house full of guests cooks a lot. Bathrooms follow. Hair comes out of the drains. Dusting runs from the top of each room down, and the floors are always last, since everything above them lands on them.

Last comes a check of every room. We open the closets and look under the beds, because that's where guests leave chargers and sneakers. We make sure the lamps turn on and the remotes are where the next group will look for them. Anything broken or stained past cleaning gets reported to you before the next guests arrive. That gives you time to deal with it.

Beach sand ends up in every room

Summer guests in Hampton Bays spend their days at the ocean or on Shinnecock Bay, and the sand comes back with them. It ends up in the sheets and between the floorboards of the older capes and cottages. A quick sweep leaves the fine grit behind. Bare feet grind it into the finish. So we vacuum the floors and the rugs, then run the vacuum along the mattress seams before the beds get made.

Wet beach towels are the other big problem. Guests leave them balled up in a hamper or on the floor of the outdoor shower. In humid summer air, they smell of mildew within a day. A soured towel doesn't come clean in a normal wash. The next guest smells it the moment they dry off. So damp things come out first, and we clear sand out of the outdoor shower drain so water doesn't pool.

Salt air leaves a haze on the glass of any house close to the water. Newer houses near the bay often have wide sliders facing the water, and guests notice the haze in every photo they take of the view. We clean the glass, then vacuum the slider tracks, where sand and salt pack together until the door drags. A slider that sticks on the first morning? That's the kind of small thing that ends up in a review.

An empty rental still needs checking

Rentals that sit empty between bookings change fast in a Long Island summer. With the air conditioning off, humidity climbs, and a closed bathroom starts to smell musty within a few days. Mildew shows up first on the shower grout and the caulk around the tub. Before guests arrive we open the house up to air it out. Then we wipe those spots down while they're still surface deep.

Winter brings its own trouble. Nor'easters drive rain sideways against the shingles. A cedar shingle cottage nobody's opened since fall can end up with a wet windowsill or a drip under a skylight. Mice move into quiet houses once the nights get cold. Chris Ewan, a longtime client in Quogue, wrote that Suave "goes the extra mile during off season checking all is good at the house."

Walking through a house that's sat empty is how small problems get caught before a guest finds them. If we see a water stain on a ceiling or a toilet that keeps running, you hear about it. We restock the house before guests arrive

Guests remember the small things, and running out of toilet paper on the first night is one of them. Every time we clean between guests, we check what's left of the basics: toilet paper, paper towels, dish soap, trash bags, coffee filters. We restock from the owner's supply closet. The kitchen and bathrooms get set up the same way each time, so every group walks into the same house.

When the closet runs low, we tell you before it runs out. We run errands too, so we can pick up whatever's missing from the store. And we can stock the fridge before a family arrives late on a Friday, so there's coffee and milk in the morning. Tell us what you want in there. Some weeks are harder on a house than others. A birthday weekend or a family reunion leaves glasses all over the deck and spills on the rugs. That clean takes longer than a quiet week with a couple.
